SIP is a structural decision, not a stylistic one: panels are produced with a sealed PUR/EPS insulating core between two OSB faces, manufactured under controlled factory conditions, so on-site assembly is fast and precise. A show-home is open for viewing, type plans come in several sizes, and any of them can be sited on the client's plot — under general contracting.
Design is available as a stand-alone service (no construction commitment required), but under general contracting it is always wrapped into a single contract. We develop two or three parallel concepts together with the client, then take the chosen direction through to permitting.

how we work
One or two in-depth conversations with the client, a site visit, plot and orientation analysis. We commit the goal, the budget and the schedule expectation to writing before design begins.

Our standard SIP wall delivers a U-value of ≈ 0.15 W/m²K, which is near-passive-house performance. SIP homes we deliver typically reach class BB+ — annual primary energy demand of 60–70 kWh/m²/year, paired with a heat pump and solar array.
Including slab and turnkey delivery, 8–9 months. The shell itself stands in 8–12 weeks with manufacturing running in parallel. The remainder of the time goes into building services, interior fit-out, and the garden.
General contracting covers design (or taking over existing documents), permitting, construction, technical handover, and the year-end walkthrough — under one contract. Out of scope: land purchase, legal fees, bank financing, and client-selected furniture.
The exact price depends on size, orientation, building services, and finish level. Indicative range: 650 000 – 800 000 HUF/m² for entry-level finish, 900 000 – 1 200 000 HUF/m² for premium. After a quote request we provide a concrete itemised offer within 10 working days.
SIP panels meet Hungary's fire-protection regulations (OTSZ) when combined with the appropriate fire-rated finishing layer. A standard SIP wall with interior gypsum-board finish reaches F30 or F60 classification. Regulatory specifics are reviewed project-by-project at permitting.
SIP panels last 80–100 years given appropriate external protection (render, timber cladding) and roof maintenance. We provide a 10-year structural warranty, 2–5 years on building services (depending on manufacturer), and a mandatory year-end technical walkthrough.
Yes — our Sparta House arm offers proprietary new-build property with the plot included. If you have your own plot but are still finding direction, the first consultation is informal and commits to nothing.
When the client does not want to take on the coordination responsibility — schedule slippage, subcontractor disputes, and fragmented accountability all converge into a single contract. This is especially true for SIP homes, where panel manufacturing and on-site assembly timing are critical.
In Hungary, building permits, contractor declarations, energy certification (class BB+ minimum from 2024 for new builds), occupational-safety documentation, and technical handover are mandatory. All paperwork is run as part of general contracting.
