Building your own house in Hungary today is an 18–30 month project — even at the best-organised SIP build. Most clients build only once in their lives, so they meet the pitfalls for the first time. This article walks through the most common traps — we have seen them all.
Private clients often plan the permitting stage to wrap in 4 weeks. Reality: 8–16 weeks is the typical range, and only if a trained specialist runs the agency process. A "wrong on first submission" permit application typically costs another 4–8 weeks of resubmission.
Within general contracting, we run it. The 18–24-month total project schedule budgets this range from the start — not as a surprise.
Owning a building plot does not guarantee adequate utility-connection capacity. A given plot might lack the available electrical, gas, or sewer connection — the utility runs its own permit and construction process, taking 3–12 months and costing 0.5–3 million HUF.
We clarify this with utilities at the briefing stage — before the land-purchase decision. For SIP homes we recommend a minimum 22–32 kW electrical connection to support the heat pump and the solar array.
Budget discipline is one of general contracting's biggest values — including for the private client. The four most common cost overruns we see:

Under general contracting, the contract specifies what content at what price, and what modification process applies. If the design changes mid-build, it lands as a change order — transparent, in writing.
Some private clients buy design and construction from separate firms — apparently cheaper. Real cost is often higher: when designer and contractor aren't the same team, coordination gaps, fragmented accountability, and hidden premiums fall directly on the client.

The bank releases the loan in engineering progress milestones — meaning the client funds the first 30% of construction (slab + part of structure) themselves. The SIP advantage shows here: the structure stands in 8–12 weeks, so the 30% engineering progress reaches the bank's release threshold faster.
We plan the financing rhythm at the briefing stage with the client's bank advisor. This isn't a construction task, but it is the general contractor's responsibility to ensure the client doesn't meet it unprepared.
Technical handover doesn't mean everything has been tested. Will it survive a season? — a Hungarian winter, summer, and shoulder seasons together show what the structure, ventilation, and heat pump can do. The mandatory year-end technical walkthrough lets us review those experiences together and apply tuning.
The most common year-end tunings: heat-pump control reprogramming, garden-edge insulation re-trimming, window hardware re-adjustment. All handled within the 10-year structural warranty.
The private client's building pitfalls aren't in construction itself — they live in the design-permitting-financing-handover combination.
